San Francisco has a diverse array of neighborhoods, each with their own character, ethnic flavor, weather patterns, (and cost of renting). The map below pinpoints the location of many of the neighborhoods used in the average rent table. Check out the following links for full neighborhood descriptions and more info:

Neighborhoods in rental listings

The average rent table shows the average rent for each neighborhood. The neighborhoods in that table may contain other neighborhoods from the real-estate standpoint of analyzing rental listings, so here is a clarification of where different neighborhoods fall into the list.
  • Bernal Heights
    - Listings include only Bernal Heights rentals (this neighborhood is not on the map above, but it's located on a steep hill south of the Mission district).
  • Castro
    - Includes Corona Heights, Upper Market, and Eureka Valley.
  • Cole Valley
    - Includes Ashbury Heights, Parnassas Heights, and Buena Vista.
  • Downtown
    - Separated from Nob Hill by California Street. Includes Civic Center, Union Square, Tenderloin, Theater district, and lower Polk. Does not include Financial District properties.
  • Excelsior
    - Includes Sunnyside, Mission Terrace, and Portola.
  • Glen Park
    - Does not contain any other areas.
  • Hayes Valley
    - Not on the map above, it is the area west of Market street, across from the Civic Center, right near the Opera House. It extends west until Lower Haight begins.
  • Hunter's Point
    - Includes Bayview and Silver Terrace.
  • Ingleside
    - Includes Ocean View.
  • Inner Sunset
    - Includes listings for UCSF.
  • Laurel Heights
    - This neighborhood is located between the Presidio and the Richmond district, to the east of Seacliff. Includes Presidio Heights.
  • Lower Haight
    - Includes Duboce Triangle and Mint Hill.
  • Marina
    - Includes Cow Hollow.
  • Mission
    - See map above.
  • Nob Hill
    - See map above.
  • Noe Valley
    - Includes Dolores Terrace, Dolores Heights, and Liberty Hill.
  • North Beach
    - Includes Telegraph Hill and Chinatown (which rarely has rentals available).
  • Pacific Heights
    - Includes Lower Pacific Heights.
  • Potrero Hill
    - See 'Portero District' on map above.
  • Presidio
    - Includes Seacliff.
  • Richmond
    - Inner and Outer, includes Lake District, Lone Mountain and Jordan Park.
  • Russian Hill
    - Includes Polk Gulch.
  • SFSU (San Francisco State University)
    - On the map above, this area is around 'Stonestown'. This includes Parkmerced, Merced Manor, Croker Amazon, Lakeside, and Lakeshore.
  • SOMA / South Beach
    - Many listing services combine South of Market and South Beach so they are combined here. Also includes Financial District.
  • South Beach
    - Properties known to be in South Beach only. Includes Embarcadero.
  • Sunset
    - Includes Parkside, Ocean Beach and mid-outer Sunset. Does not include Inner Sunset.
  • Twin Peaks
    - Includes Mt. Davidson, Miraloma Park, Diamond Heights, Forest Hill, and Forest Knolls.
  • Upper Haight
    - Represented by 'Haight-Ashbury' on the map above.
  • Van Ness Corridor
    - All listings on Franklin and Gough, includes Cathedral Hill and Opera Plaza.
  • Visitacion Valley
    - Includes Little Hollywood.
  • West Portal
    - Includes St. Francis Woods.
  • Western Addition
    - Includes Anza Vista, Panhandle, Alamo Square, Japantown, and USF.
